U droomt al een tijdje van het grote avontuur van het bouwen van uw eigen woning? U beschikt over een comfortabel kapitaal, maar vraagt u zich af of dit voldoende is om een toegankelijke banklening voor uw project af te sluiten? Geen paniek!<\/p>\n<p>Tegenwoordig is het hebben van <strong>een eigen inbreng voor de bouw,<\/strong> of dat nu financieel of materieel is, zoals een perceel bijvoorbeeld, al een geweldige zaak. Kredietverleners zullen meer openstaan om uw aanvraag te accepteren. Toch zijn er vrij strikte regels die u moet kennen voordat u aan dit grote project begint.<\/p>\n<p>Een overzicht van alles wat u moet weten wanneer u wilt bouwen en al <strong>een eigen inbreng bezit.<\/strong><\/p>\n<h2>Een inbreng in directe relatie tot uw levensproject<\/h2>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignright size-medium wp-image-3598\" src=\"https:\/\/modulart.be\/wp-content\/uploads\/2018\/05\/trouver-terrain-batir-300x200.jpg\" alt=\"bouwkavel-zoeken\" width=\"300\" height=\"200\" \/>Voordat u naar een bankinstelling gaat om een woonlening aan te vragen, moet u in grote lijnen weten of uw financi\u00eble situatie u toestaat om zich over vele jaren te verbinden tot terugbetalingen. Hiervoor moet uw inbreng of uw inkomsten echt in verhouding staan tot uw bouwproject. Over het algemeen geldt de regel dat uw schuldenlast niet meer dan 33% van uw gezinsinkomen mag bedragen. Het is bovendien beter om niet overbelast te zijn met consumptiekredieten, en uw financi\u00eble situatie moet gezond en effici\u00ebnt beheerd worden.<br \/>\nVervolgens zal uw inbreng als garantie voor uw project dienen. Uiteraard moet deze rechtstreeks verband houden met uw project. Klein of comfortabel, elke inbreng is nuttig en kredietverleners zullen vaak juist om een dergelijke bijdrage vragen.<\/p>\n<h2>De verschillende soorten inbreng<\/h2>\n<p>Er zijn twee belangrijke soorten inbreng die u kunt inzetten bij het aanvragen van een banklening:<\/p>\n<h3>Financi\u00eble inbreng<\/h3>\n<p>Uw inbreng kan afkomstig zijn van een erfenis of van spaargeld, dat maakt niet uit. De financi\u00eble inbreng is in elk geval wat kredietverleners sterk waarderen. Over het algemeen financieren zij niet het volledige bouwproject om verschillende redenen. Het is daarom zeer nuttig om een minimale spaargelden te hebben als comfortabele inbreng om uw levensproject goed van start te laten gaan.<\/p>\n<h3>Materi\u00eble inbreng<\/h3>\n<p><img decoding=\"async\" class=\"alignright size-medium wp-image-2533\" src=\"https:\/\/modulart.be\/wp-content\/uploads\/2017\/08\/terrain-batir-300x197.png\" alt=\"bouwgrond\" width=\"300\" height=\"197\" \/>U wilt bouwen en beschikt al over een perceel? Dat is een nuttig, belangrijk en zeer bevredigend punt! Kredietverleners zullen dit perceel zien als een materi\u00eble inbreng in uw financieringsproject. Uw bank zal wel nagaan of de lening die het perceel financiert niet te hoog is en zal dit vaak als materi\u00eble inbreng erkennen als u volledig eigenaar bent zonder lopende lening.<\/p>\n<h2>Financiering met een inbreng<\/h2>\n<p>Uw bank of makelaar zal over het algemeen uw project op een evenwichtige manier financieren, rekening houdend met uw inkomen, uw terugbetalingscapaciteit en uw persoonlijke inbreng, die meestal minimaal ongeveer 15% van het bouwbudget bedraagt. Daarna komt het moment om te kijken naar de terugbetalingsschema\u2019s en uw vermogen om uw inkomsten te budgetteren. Goed luisteren en een realistische kijk op uw financi\u00eble situatie maken het vaak mogelijk om te kiezen voor een correcte en stabiele lening die bij uw situatie past. Uw bankier staat klaar om u te begeleiden! Aarzel niet om hem alles te vragen wat u wilt weten.<\/p>\n<p>Een bouwproject op stapel? Het is een mooi levensproject en een groot avontuur. Om dit mogelijk te maken is een banklening vaak onvermijdelijk. Toch is het tegenwoordig veel toegankelijker wanneer u een persoonlijke inbreng hebt, of dit nu materieel, financieel of zelfs klein is.
